End of Tenancy Cleaning Checklist: What Landlords Actually Check

Room by room, this is what landlords and letting agents in Leeds actually inspect before returning your deposit. Print it, tick it off, protect your money.

The biggest reason tenants lose part or all of their deposit is cleanliness. Not damage, not late rent, not lost keys. Cleanliness. It's also the easiest thing to get right if you know exactly what the inspector is looking at. Here's the honest checklist we use on our own end of tenancy cleans across Leeds, Wakefield and Wetherby.

Before you start: the golden rules

  • The property must be returned in the same standard as your check-in inventory. If you moved into a professionally cleaned home, that's the standard you're held to.
  • Empty means empty. No food in cupboards, no cleaning products left behind, no bin bags in the garden.
  • Take dated photos of every room and every appliance once cleaning is done. Timestamped photos have won more deposit disputes than any receipt.
  • Leave curtains open, lights off, heating on low if it's winter. A dark, musty home looks worse than one aired out.

Kitchen (this is where most deposits are lost)

The kitchen accounts for the majority of deposit disputes in the UK. Inspectors expect a like-new finish. Focus your time here.

Oven and hob

  • Oven interior degreased, no burnt-on residue on walls or floor
  • Oven racks and trays scrubbed clean
  • Oven door glass clear on both sides (the inner pane is often forgotten)
  • Hob rings, pan supports and drip trays fully cleaned
  • Extractor hood and filter degreased (filter can be soaked in hot soapy water)
  • Splashback and wall behind hob free of grease spots

Fridge and freezer

  • Fully emptied, defrosted and dried
  • All shelves, drawers and door seals wiped clean
  • Left switched off with door propped open (unless the agent specifies otherwise)

Cupboards and worktops

  • All cupboards emptied, wiped inside and out including the tops
  • Worktops cleaned and free of crumbs, stains or sticky residue
  • Splashbacks and tiled areas free of grease and limescale
  • Handles and drawer pulls wiped down

Sink and taps

  • Sink scrubbed, plughole cleared of food debris
  • Taps descaled and polished (this matters in Leeds, hard water leaves spots)
  • Under-sink area emptied and wiped

Appliances (if supplied)

  • Washing machine drum wiped, detergent drawer removed and cleaned, seal wiped
  • Microwave interior scrubbed, turntable washed
  • Dishwasher filter cleaned, interior wiped, spray arms free of debris
  • Kettle descaled (again, Leeds hard water)

Bathrooms

The second biggest deposit trap. Limescale is the enemy. Everything metal or ceramic should shine.

  • Toilet cleaned inside the bowl, under the rim, around the base, and the seat both sides
  • Bath scrubbed, taps and mixer descaled, no soap scum
  • Shower screen or curtain descaled and streak-free
  • Shower head descaled (soak in white vinegar overnight)
  • Tiles and grout free of mould and mildew (this is what landlords zoom in on)
  • Sealant along bath, shower and sink checked for mould
  • Sink scrubbed, taps descaled, plughole clear
  • Mirror clean and streak-free
  • Extractor fan cover wiped, dust removed
  • Floor mopped, corners and behind toilet included
  • All towels, bath mats, toilet brushes and empty toiletry bottles removed

Living areas and bedrooms

  • Skirting boards, door frames and doors wiped down (a huge tell for lazy cleans)
  • Light switches and plug sockets wiped
  • Ceiling and coving free of cobwebs
  • Windows cleaned inside, sills wiped, tracks vacuumed
  • Curtains straightened or blinds dusted
  • Radiators dusted top and bottom
  • All furniture surfaces wiped, including inside drawers and wardrobes
  • Under beds and sofas vacuumed
  • Carpets vacuumed thoroughly, stains treated or professionally cleaned
  • Hard floors mopped, edges and corners included
  • Mirrors and glass surfaces polished

Hallways, stairs and communal spaces

  • Stair carpet vacuumed including the risers (vertical bits)
  • Bannister and handrail wiped
  • Front door and door handles cleaned
  • Any built-in cupboards emptied and wiped
  • Utility meter cupboards cleared of clutter
  • Post pigeonhole or letter cage cleared

Outside spaces

Easily forgotten. If your inventory listed a garden or balcony, the standard applies here too.

  • All rubbish and personal items removed
  • Bins emptied and rinsed
  • Lawn mowed if applicable, garden weeded to check-in standard
  • Patio or decking swept
  • Garden furniture returned to its check-in position
  • BBQ (if landlord's) cleaned

The five things landlords zoom in on first

From years of working with letting agents in Leeds, these are the five checks that happen within the first minute of any inspection:

  1. Oven interior. A greasy oven flags the whole property as poorly cleaned. Fix this first.
  2. Bathroom sealant and grout. Any pink or black mould loses you money.
  3. Fridge freezer. If it's not defrosted, dry and switched off, you get charged.
  4. Behind the toilet and under the sink. Where lazy cleans get caught out.
  5. Carpets and their edges. Deep pile edges hide months of dust. Vacuum with the nozzle attachment.

Common deposit deduction traps

  • Marks on walls that need repainting (you can usually clean with a Magic Eraser first)
  • Blu-Tack or picture hook damage (fill and touch up if allowed)
  • Limescale on shower screens and taps
  • Food stains inside the fridge or microwave
  • Grease on top of kitchen cupboards (yes, they look up there)
  • Dusty extractor fans in bathrooms
  • Skirting boards splashed with hoover marks or scuffs
  • Missing lightbulbs (all fittings must have working bulbs)
